The Seller Pivot Is A Project, Not A Panic | REITM Issue 6 Real Estate
REAL ESTATE SPOTLIGHT | THE SELLER PIVOT IS A PROJECT, NOT A PANIC
Picture a homeowner who has accepted a job in another city. Six weeks remain before the new role starts; the home is not listed. The move is underway. The work now is to sequence what must happen before departure, what can happen after, and which choices need more information.
I would start by putting both calendars on the table. What date is the first day? When does employer relocation support begin, and what will it cover? Can the current home be prepared while occupied? When must the household leave, and where will everyone stay in between? Add the mortgage, utilities, insurance, upkeep, travel, and likely net proceeds, and the move becomes visible as a set of workstreams rather than one panicked listing deadline.
A sale before the move could make possession easier to coordinate, but it may compress preparation. Moving first may give the family room to settle into the new job, while stretching carrying costs and leaving someone to maintain, show, and manage the home from a distance. Temporary housing can preserve choice about the next purchase; it also creates a cost and terms to plan for. The right sequence depends on this household, this property, and the deadlines that are truly fixed.
That is where I bring a project-management lens to real estate. Sign to Sold walks a seller through Position, Prepare, Present, Promote, Negotiate, and Close. I work backward from a confirmed start date, identify dependencies, set decision points, and coordinate the people who carry each piece. It is how we make a complex move more legible, with decisions grounded in evidence and room for facts to change.
